Staging Sells
Staging a home is a strategic marketing tool used by sellers to help buyers imagine themselves living in your home and fall in love with their property. Staging is more than just putting a new welcome mat in front of the door and getting new throw pillows - when done correctly it can help a home sell for more money in a shorter amount of time. Statistics from the National Association of Realtors Research Group show that 83% of real estate agents said staging made it easier for a buyer to visualize the property as a future home and 40% of buyers said that home staging had an effect on most buyers’ view of the home. Staging makes the listing photos look phenomenal, attracting more buyers into the home.
Where to start? Lucky for you staging is included in the services I provide when listing a house. I am a Certified Staging Consultant, the CSC certification provides a comprehensive understanding of home staging terminology, client psychology, and the marketing benefits of using staging to prepare a listing for sale. I have a lot of experience staging homes and am happy I can offer this service to my clients. Look below at some of my before and after staging photos, you can’t deny the difference it makes!
Looking for some tips?
Curb Appeal - it’s a thing. Give your attention to the great outdoors. This is the first impression your buyers see, make it a good one. Buyers will love seeing new landscaping, clean walkways and bright lighting.
Declutter! Less clutter makes the space more open and people are able to better visualize themselves living in your home.
No time or budget to do the entire house? Focus on the entryway and living room. Consider a statement chandelier, a cozy entryway, or a pop of color on the front door.
You know the things in your house that need repairs, now is the time. Did you know 37% of contracts fall through because of repair issues?
Neutralize, consider the scale, texture, and tone of each room. Everything should “fit” and be visually appealing. Paint the main floor a bright and neutral color.
Keep decor simple and minimal. Books, plants, candles, artwork and mirrors are good ways to add nice touches to rooms.
