As we embrace the crisp air and the changing colors of fall, I find myself immersed in the spirit of thanksgiving. I am filled with gratitude for the beauty that surrounds us, my family, friends and the incredible clients who have made this journey so rewarding.

As the year draws to a close, I want to take a moment to express my sincere appreciation for each and every one of you. Your trust, loyalty, and support have been the foundation of my success, and I am truly thankful for the opportunity to serve you in the world of real estate.

Market Update

Since my last update, we continue to observe low inventory and sales volume. Prices have risen by a moderate 2.5% year-over-year in DuPage County for single-family homes and by 6% in Wheaton, attributed to the aforementioned low inventory. In Wheaton, the highest price peak of 2023 occurred in June, with a dip in August, and has since leveled out at the $500K median range for September and October. The holiday season is typically slower than other months of the year, so I anticipate little change for the remainder of Q4. Interest rates dipped on November 3rd to 7.2% from 8%, which can make a difference in terms of affordability for some buyers. The recent inflation report decrease coupled with a decreased 10 year Treasury rate should lead to lower mortgage interest rates in Q4.

The benefit of listing your home during the winter months is less competition, and buyers are generally more serious.

Wheaton Wednesday

If you missed the Cosley Zoo episode you must check it out! Having a little zoo in town is one of the best treasures Wheaton has to offer. I grew up going to Cosley and I love being able to take my kids there and experience it all over again through their eyes. It’s always fun when I get to include my kids in these videos. Make sure to watch, it’s a fun one!

Giving Back

One of the things I am grateful for is the BHHS charity Sunshine Kids, and my ability to give towards such a great cause. Being chartiable is important to me. One of the many ways I give back is by donating a portion of each commission check to this wonderful organization.

HELPING CHILDREN WITH CANCER SMILE

The Sunshine Kids is a non-profit organization dedicated to children with cancer. Established in 1982, they are committed to providing positive group activities and emotional support for young cancer patients. The Sunshine Kids provides a variety of programs and events, free of charge, for Kids who are receiving cancer treatments in hospitals across North America.
